Charlottesville Realtors Pleased To See Virginia Foreclosures Drop in August

Charlottesville Realtors were happy to read the latest Foreclosure News Report that indicates:

Virginia foreclosures dropped 7.42% from July. As a results, Virginia dropped from ranking 10th nationally in foreclosure rate to 14th. Last month, we reported that Virginia’s foreclosure rate was 1.78 per 1000 in July. In August 2008, that number dropped to 1.65 per 1000 households.

Charlottesville Realtor Agrees Mortgage Fears Not Justified

As the CAAR blog pointed out this month, potential buyers should not jump to conclusions about the availability of funds to back their next mortgage. In my 20 years as a Charlottesville Realtor, I've seen many ups and downs - don't let the media discourage your hopes of finding your next home.

There is a great deal of fear out there today regarding the financial crisis. Many potential buyers are under the impression that banks have no money to lend or that all the good mortgage deals are gone. Neither of these are true, but with all the bad news and election rhetoric, it is not surprising that people assume the worst. You probably know what is said about the word “assume.”

In reality, there is plenty of mortgage money available and there are some good deals and plenty of down payment assistance available. There is a catch…you have to have decent credit and you have to be able to prove your income. That may sound silly, but a large part of how we got into this mess is that the competition to lend money was so intense, a pulse was the main criteria needed to get a loan.

Charlottesve Named 2nd Best Place to Retire

Some great news again this year as Charlottesville earns its spot among the best places to live!

More national publications have given high rankings to the Charlottesville area. Black Enterprise Magazine has rated Charlottesville as the 2nd Best Place to Retire. The ranking is based on healthcare, housing prices, public schools, crime levels, traffic congestion and commercial air access. Many of the 20 locations recognized by Black Enterprise Magazine are in the South due to the mild climate, but only Charlottesville and Virginia Beach, which was ranked #9, were chosen from Virginia. The Charlottesville area also has been ranked 13th in the Nation for Raising a Family by Forbes Magazine. One of the factors cited by Forbes is the area’s high average SAT score of 1098, which is among the best in the nation."

Charlottesville Realtors gain valuable online exposure

The new click book was released this week by CAAR Real Estate Weekly and as a Charlottesville Realtor I can say we're very excited about the marketing implications of this great new tool.

The click book essentially provides real estate prospects with the opportunity to flip through Real Estate Weekly as if they had in in their hands. It may take some getting used to but the features do it make it very user friendly, such as the ability to download for offline browsing.
